Where does your replacement home sit against the Proposition 19 thresholds?

The thresholds run from the sale of your original home. Enter what it sold for (or would sell for) and what you expect to pay.

What the answer means

Inside the threshold, the transferred taxable value carries across without an addition. Above it, you may still buy whatever you like, and the excess over the original's market value is added to the transferred value. That addition is permanent, which is why knowing where the line sits before writing an offer is worth the two minutes.

What it deliberately leaves out

Eligibility. Age, the homeowners' or disabled veterans' exemption on both properties, the timing of your sale, and how many transfers you have already used all bear on whether a transfer is available at all. Your county assessor determines that, and your CPA or a California attorney is the right person to plan it with.

Also whether you qualify for the mortgage. That is an income and debt question the calculator cannot see, and it is the one that decides the transaction. We run it properly on a first call.

Frequently asked questions

What happens if my replacement home is above the threshold?

You can still buy it. There is no cap on the replacement's price. The consequence is that the amount in excess of the original property's market value is added to the transferred taxable value, which raises your assessment permanently rather than blocking the purchase.

Is the threshold 105 or 110 percent?

105% if the replacement is purchased within the first year after the sale of the original, and 110% in the second year. Both are measured against the original property's market value, and the replacement must be purchased or newly constructed within two years of the sale.

Does this calculator tell me if I qualify for Proposition 19?

No. It shows where a price sits relative to the thresholds. Eligibility depends on age or disability status, the exemption status of both properties, timing, and how many transfers you have used. Your county assessor determines that.
